Fortis Garden Residences will be located along Chino Roces Avenue (Pasong Tamo) Makati City
Osmeña (From SLEX): Traversing Osmeña Highway, turn right at Don Bosco. Turn right once you reach Chino Roces Avenue. Head straight for 700 meters and Fortis Garden Residences would be in your right.
EDSA (from Quezon City): Traversing EDSA head south towards MRT Magallanes. Take the rightmost lane before Magallanes Flyover and turn right at Chino Roces Avenue. Head straight for 160 meters and Fortis Garden Residences would be to the left.

SITE DEVELOPMENT PLAN
We still don’t have the plans for Fortis Garden Residences but expect details to be released soon. What we do know is the development footprint of the project and the total area of the property. Below is an arial view of the site which is approximately 7,200 sqm.
From the map below, the property where Fortis Garden Residences will be put up is highlighted. Two buildings will be put up. The 47 floor residential building will have a wider facade compared to the 36 floor commercial/office building beside it.

For the past several years, the floor plans of our high-rise projects in Metro Manila follow the same layouts. We expect Fortis Garden Residences to have the same double loaded corridor design with Garden Atriums and Sky Patios every 5 levels.
The expected unit types for Fortis Garden Residences are 1 Bedroom units, 2 Bedroom units and 3 bedroom units. The layouts for these units shall be released soon.

The Price list for Fortis Garden Residences has not been released yet. For now, we can check out current prices of units at our other Makati project called Brio Tower. The prices of pre-selling units are generally lower the further away the turnover date.
AMENITIES AND FACILITES
Our communities in our high rise developments feature resort-like amenities and lots of open space. DMCI Homes’ existing projects should give you an idea of what amenities you could expect for Fortis Garden Residences.
The usual amenities and facilities are the Swimming Pool, Basketball Court (not available for some projects), Lawn/Recreation Area, Playground, Convenience Store, Entertainment Room, Function Room and Fitness Gym.

Reservation and Requirements once Fortis Garden Residences is launched (coming soon)
To prepare for reservation of a unit in Fortis Garden Residences once the project is launched, you would need the following:
- Client Registration Form
- Reservation Agreement Form
- Copy of any Valid ID
- Reservation Fee Php 20,000 for a unit and/or Php 10,000 for parking
After reservation, other requirements we would need are the following:
- Valid IDs with clear photo and signature
- Proof of Billing Address (This should match your preferred billing address indicated in the Reservation Agreement Form). If you don’t have your own proof of billing, you can make use of someone else’s with authorization form
- Signed Computation Sheet
- Marriage Certificate
- TIN number – if not available, we can get new ones for you
After submission of requirements, your contracts for your Fortis Garden Residences Unit and/or Parking Slot shall then be drafted which usually takes a week to be released.
For the down payments for Mulberry Place, we have 3 modes of payments (3 options):
- Philippine Post Dated Checks (PDCs) for the down payments – If not available, you can make use of a friend’s or relative’s checks with authorisation letter
- Auto Debit Arrangement (ADA) from accredited banks
- Bills Payment Option through accredited Remittance Centers
The remaining balance can either be financed through Bank Financing or In-house Financing. Below is the list of accredited banks that you can make use of:
